The part everyone hates, done in seconds
Most tools still hand you a blank PDF and a toolbar, and you drag twenty boxes onto a lease. We read the wording around each blank, so the landlord's boxes go to the landlord and the tenant's to the tenant.
If something's off, drag it, or type what you want: “tenant initials every page”, “add a witness”, “landlord signs first”.

Landlord, Tenant
Three steps, and the fiddly one is done for you
Most e-signature tools hand you a blank PDF and a toolbox. Dragging twenty boxes onto a lease is the part people hate, so that's the part we automated.
- Step 1
Drop in the file
A PDF, a Word document or a phone photo of a printed page. Word files become PDFs on the way in. Google Drive and Dropbox work too.
- Step 2
It finds the blanks
Signature lines, “Date”, “Print name”, initials at the foot of each page and any form fields already in the PDF. It also works out whose each one is from the wording around it, so the landlord's boxes go to the landlord.
- Step 3
Add names, then send
Check the boxes, type each person's name and email, and press send. They sign on a phone or laptop without making an account. Reminders go out on their own.
A certificate you can show a court
When the last person signs, the fields are burned into the PDF, a certificate of completion is added to the end and the whole file is sealed with a digital signature. Change one character afterwards and Acrobat flags the seal as broken.
- Email confirmed with a one-time code before the document opens
- IP address, approximate location, browser and device for every signer
- Time of consent, first view and signature, all in UTC
- SHA-256 fingerprint of the original file and a linked audit trail
- Anyone can check a copy at signpdf.ai/verify without logging in

Questions people ask
Are signatures made here legally binding?+
In most countries, yes, for ordinary contracts: leases, employment offers, NDAs, supplier agreements, consent forms. Electronic signatures are recognised under the U.S. ESIGN Act and UETA, the EU eIDAS Regulation, the UK Electronic Communications Act 2000 and UAE Federal Decree-Law No. 46 of 2021. A few documents, such as wills and some property deeds, still need ink or a notary. Ask a lawyer if you're unsure about yours.
Do the people signing need an account?+
No. They get an email with their own link, type a six digit code we send them, and sign on whatever they have to hand. It takes most people under two minutes.
How does it know where people sign?+
It reads the text and the drawn lines on every page, then a language model decides which blanks are for signing and whose they are, using the words around them: Landlord, Employee, Witness. Existing PDF form fields are picked up as they are. You can move, add or delete anything before sending.
What does the certificate show?+
Each signer's name, email, IP address, approximate location, browser and device, when they confirmed their email code, agreed to sign electronically, opened the document and signed. It lists every event in order, with the fingerprint of the original file, and is attached to the signed PDF.
Can I upload a Word document?+
Yes. Word, OpenDocument, RTF and plain text files are converted to PDF when you upload them, and so are photos of paper pages.
Do you record the signer's MAC address?+
No, and no website can. A MAC address belongs to a network card and never travels past the signer's own router, so a browser has no way to read it. What we do record is the evidence e-signature laws and courts look at: the verified email, IP address, device, time and an unaltered copy of the document.
What happens if I cancel?+
Your plan runs to the end of the month you've paid for. Signed documents stay in your account and you can still download them.
